Stillwater Diversified is not a landlord, however, lending homes instead of money means at times we have homes that are vacant. At these times, in support of our mission, we offer them for rent. 

All of our renters have the opportunity to move to Rent to Own or HomeLend Agreement. 

How can I rent a home today? 

Fill out an application and we will contact you as soon as we have an available property that meets your needs. 

If you are interested in renting one of our available Rent to Own homes, feel free to submit an application. While we cannot guarantee rental approval, we will review your application and alerted you the moment the home becomes available for rent. 

How do I qualify to rent a home? 

Qualification is as easy as 4 simple steps:
  1.  Fill out an application
  2. Submit proof of income 
  3. Show debt to income ration of less than 55% 
  4. Provide proof of funds for security deposit, as well as 1st and last months rent
*Debt to income must include the new monthly rental payment.

Are pets allowed in rental homes?

Yes, pets are allowed under the following conditions:
  • Pets are subject to pet fees
  • Pets above 60 lbs. and/or breeds considered by the Insurance company as known vicious such as Pit Bulls, American Bulldog, Rottweiler, German Shepherd, etc. require additional fees and may need to be added to the insurance policy.

How much does it cost to rent a home?

  • Rental rates are set by market comps
  • Security deposit equal to one months rent
  • First and last months rent 
  • $300 one time nonrefundable fee per pet
  • $50 monthly fee per pet
**Pets considered vicious by insurance company may be subject to additional one time fees not to exceed $500 per pet. 

Who is responsible for the maintenance on a rental home? 

As a home lending company, we perform routine maintenance on our properties. 
A copy of the latest inspection report is made available free of charge. 

 

Who is responsible for insuring a rental house?

As a home lender, we carry insurance on all rental houses. 
As a renter, you are required to carry renters insurance. 

 

How long am I able to rent a home? 

Rental terms are for one year. At the end of a rental term, you have the option of applying for Rent to Own or HomeLend Agreement, or reapplying for rent.
